There's a lot happening in the new development market on the Upper East Side. I've rounded up a few of my favorite projects that have recently launched or will be coming soon.

 
 
 

1010 Park Avenue

Built on the former site of the Park Avenue Christian Church Rectory, this new Extell condominium houses 11 residences. The lower level offers luxurious amenities such as a 50-foot heated swimming pool, sauna, a state of the art fitness center and children’s playroom. The first floor of amenities will include a drawing room/lounge and a media room.

The lobby features an intricately patterned marble and polished bronze inlay floor and an illuminated glass inlay ceiling. Of the 11 units, nine are full-floor and two are duplexes including the penthouse. With one apartment per floor and a customized private entrance, all of the homes offer 4 bedrooms and 4.5 bathrooms.  Pricing starts at around $13,000,000 and the units just came on the market in September, with closings anticipated this Fall.

 
 
 

176 East 82nd Street

Luxury and intimacy meet in this new condominium development with 9 grand full-floor residences accessed by a private keyed elevator. All of the units have 4 bedrooms, 3.5 bathrooms, private key-locked elevator access, pre-wiring for smart home capabilities, electric shades, central air and radiant floor heating throughout.

The building’s limestone façade has over sized streaming glass window panels in a modern horizontal pattern. Building amenities include a full-time doorman, roof terrace, common laundry room, and private storage spaces. Sales have already launched with prices starting at $4,750,000.

151 East 86th Street

Work is underway at this new condominium tower on 86th Street and Lexington Avenue. Planned for mixed-use with street-level retail, the building will offer 61 units and 18 floors averaging 2,485 square feet.  The ground floor will have a 4-story retail base.

In addition to concierge services, a 6,500-square-foot amenity space will include a concierge service, landscaped rooftop terrace, fitness club, residential lounge, and children’s playroom. Sales begin this winter, with completion for Summer 2019.

 
 

27 East 79th Street

This ultra-luxury building clad in limestone from Parisian design house Cabinet Alberto Pinto is a 15-story condo being constructed on the footprint of a 24-foot wide townhouse between Fifth and Madison Avenue.

This Beaux Arts style building has a domed entrance, detailed grill work with French limestone tiles and marble flooring.  There are eight units consisting of 2 bedroom apartments priced from $5,450,000, 2 duplex apartments and a 7 bedroom townhouse triplex at $16,850M. Occupancy is expected in 2019 and four apartments are currently in contract.

 

 
 
 

180 East 88th Street

180 East 88th is being developed, designed, and constructed by DDG Partners (their first project uptown) and Global Holdings. Inspired by traditional stonework from the pre-war era, the structure will use textured stone, handmade brick, along with skilled masonry techniques while maintaining a contemporary aesthetic. A total of 48 units will range from 2-4 bedrooms and start at $3.2 million.

The 50-story tower will be the tallest building north of 72nd Street. Eight floors of amenities include a fitness studio, double-height basketball court, soccer pitch, playroom, game room and a residents lounge with catering kitchen. Additionally, wine storage, residential storage, and bike storage are available for purchase.

First closings are anticipated for Q1 2019.  Eight units are currently in contract.
